Terms & conditions
The plain-English version of the agreement behind every Solstice Stays reservation. Booking a home means agreeing to what follows.
The agreement
These Terms & Conditions form the rental agreement between the reserving guest ("Guest") and Solstice Stays, acting as manager of the property ("Manager"). By completing a booking — on our site, by phone, or through a partner channel — the Guest accepts these terms on behalf of everyone in the party.
Each home is privately owned and individually registered with its local authority. The registration number for your home appears on its listing page and in your arrival instructions.
Booking requirements & age
The primary Guest must be at least 25 years old, must be present for the entire stay, and must provide a valid government-issued ID and payment card at booking. Bookings where the primary Guest will not be staying at the property are not permitted and may be cancelled without refund.
We may verify identity before releasing arrival details. Providing false information is grounds for immediate cancellation.
Occupancy & guest count
Occupancy is limited to the number of guests declared at booking and may never exceed the home's published maximum, day or night. Day visitors count toward occupancy. Over-occupancy is a material breach and may result in removal without refund.
Children under two are welcome and do not count toward the maximum; cribs and high chairs are available in most homes on request.
Payments & schedule
Fifty percent (50%) of the total is charged at booking. The remaining balance is automatically charged to the card on file 30 days before arrival. Reservations made within 30 days of arrival are charged in full at booking.
Rates include the nightly rate, a one-time cleaning fee, and applicable state and local occupancy taxes (currently calculated at 13% for Texas homes; Tennessee homes at the local combined rate). A payment that fails twice may result in cancellation of the reservation under our cancellation policy.
House rules — no parties, ever
Our homes are in residential neighborhoods and we protect them fiercely. Parties, events, and gatherings beyond the declared guest count are prohibited. Quiet hours run 10:00 PM to 8:00 AM outdoors. Smoking and vaping are prohibited inside every home; a deep-clean fee applies to violations.
Homes are equipped with privacy-safe noise monitoring (decibel level only — no recording) and exterior cameras at entry points. Tampering with either is grounds for removal without refund.
Pets
Pets are welcome only in homes marked pet-friendly, up to the published maximum, with the per-stay pet fee paid. Pets must be leashed outdoors, kept off furniture and beds, and never left unattended unless crated. Undeclared pets incur a fee equal to two nights' rate and may end the stay early.
Access & manager entry
Check-in is 4:00 PM and check-out is 10:00 AM. Early arrivals and late departures are sometimes available for a fee — ask the concierge. The Manager and its vendors may enter the property at reasonable times for maintenance, inspections, or emergencies; we give advance notice whenever circumstances allow, and immediate entry is reserved for genuine emergencies such as leaks, alarms, or safety concerns.
Care of the home & damages
Guests are responsible for damage beyond normal wear. Please report anything broken promptly — accidents handled honestly are usually handled cheaply. The card on file may be charged for damage, excess cleaning, missing items, or violations of these terms, after written notice and documentation.
Liability & force majeure
Guests use the property, pools, hot tubs, docks, and amenities at their own risk; the Manager and owner are not liable for injury, loss, or theft of personal property. Neither party is liable for failures caused by events beyond reasonable control — hurricanes, mandatory evacuations, utility outages, or government orders. If a home becomes uninhabitable before arrival, we will relocate the Guest to a comparable home or refund all amounts paid; that refund is the full extent of our liability.
